The sleepy little village of Beerwah has been named as the one and only potential boom spot on the Sunshine Coast by a respected national property researcher.
While over-developed areas along the coastline have already gone "bang", Beerwah has been listed in Queensland's top 12 ticking population bombs.
Terry Ryder, founder of property market prediction website www.hotspotting.com.au, included Beerwah on the list because of the upgrade of rail link to Brisbane, planned overpass at Beerwah, the continued expansion of Australia Zoo as well as the area's affordability and lifestyle.
Beerwah real estate agent Laurie Evans, said Mr Ryder was right on the money.
"Prices have gone up about 10-15% over the last 12 months," he said. "Beerwah has easy access to Brisbane, Caloundra and Maroochydore, and the roads are getting better.
"Australia Zoo could have something to do with it all because with a zoo promoting the area, it is bringing people here that wouldn't have known Beerwah existed."
Mr Evans said people had been moving to Beerwah from all areas including Caloundra, Currumundi, Brisbane, Bundaberg – you name it.
"There is no set area, they come from all over the place. There are not many first home buyers, a lot of middle aged people, a few around the 60-year-old group.
"They make up 90% of it, then you've got a few investors as well. A lot of people have come out from Caloundra and Maroochydore area, because the traffic is getting too much in there.
"There is still a fairly good demand for housing, but we're now seeing a shortage of listings."
He reckons if you'd bought four years ago, for $280,000, that same house would now be worth $380,000.
Managing partner of Glasshouse Country First National John King agreed.
"There is no doubt about it, Beerwah has been gradually becoming more noticed and on the desirable list over the last few years," he said.
"It is maturing in local market, offers a lot more choice in aged care facilities, and now there is a 300 lot sub-division coming through.
"There is a good choice in units and townhouses."
Mr King said he had noticed an interesting trend of working couples moving in, where one works in Brisbane and the other in Maroochydore.
"A range of age groups come here and certainly a lot of retirees who are moving back from the coast because they're looking for a community based lifestyle.
"The coast is just getting really busy."
Upgrades on the rail and highways around the area will also decrease commuting times between Brisbane and Beerwah in the future, he said.
"A lot of folks are realising transport, location, are going to be drivers of future value of where people want to be."
